The ANREV IRR Index measures the since inception internal rate of return performance of Asia Pacific closed end non-listed real estate vehicles. Performance is measured net of fees and costs and is computed on both a pooled return basis and an equally weighted basis. Performance is disclosed by vintage years.

The Index only includes value added and opportunity closed end funds. Styles are self-defined by the manager. The performance calculation follows methodology disclosed in the Performance Measurement Module of the INREV Guidelines.

IRR, TVPI, DPI and RVPI are calculated since-inception to the latest quarter published, based on reporting currency of sample funds. Upper quartile, median and lower quartile of IRR, TVPI, DPI and RVPI are calculated separately. Therefore, the sum of the same quartile values of DPI and RVPI will not necessarily equal to corresponding quartile value of TVPI.

The IRR was launched in October 2017 and is published 14 weeks after quarter end.

  • The IRR Index measures the internal rate of return performance of Asia Pacific closed end non-listed real estate funds since the funds’ inception up to the end of the latest quarter.
