Real estate capital flow, which way will the tide flow next?

The present scale and nature of the flow of capital to real estate is unprecedented. At this lunch, Tim Bellman, Head of Global Research and Thomas Au, Head of Research for Asia Pacific at Invesco Real Estate explored the outlook for real estate in the context of two key themes:

  1. Cross border real estate capital flows appear to be increasing.  European and North American investors are looking to Asia for income and growth.  Asian investors are playing an increasingly influential role in major cities in Europe and North America.  How durable will be these trends?   
  2. There is strong demand from both occupiers and investors for the best buildings in the best locations in the best cities.  Yet in many parts of the world, occupier and investor demand is weaker for secondary properties in secondary locations.  Pricing reflects this.  Where does the balance of risk and return now lie?
