Debt 101 for Young Professionals
This session was successfully held on 21 May 2024.
Private real estate debt funds was one of the most discussed topics within our investment community. In view of the interest from our young professionals who wish to learn more about this particular asset class, we organised this webinar aiming to answer questions including but not limited to:
- What is real estate debt/credit and what is happening in the market?
- How does real estate debt differ from equity investment in real estate?
- What are the main types of real estate debt instruments?
- What are common strategies for managing and mitigating risk in real estate debt investments?
Attendees were welcomed to submit their questions ahead of the webinar so our speakers could address them.

Speakers and Moderators
Rohan Ghosh is responsible for the overall development of the credit platform within CapitaLand Investment (CLI) alongside originating and executing transactions in the APAC region. He has over 15 years of experience in real estate and real assets credit across key geographic sectors including UK, Europe, India and the Middle East.
Prior to joining CLI, Rohan spent three years at Brookfield Asset Management where he led Brookfield’s capital markets function for India and the Middle East region, including transacting over US$5bn in debt and equity capital markets transactions. He led the formation of the first REIT for Brookfield in India, alongside executing some of the largest debt recapitalizations in the country. Rohan also worked on two large and significant recapitalizations amounting to US$1bn in the UAE including refinancing construction debt in volatile markets during the pandemic. Prior to Brookfield, Rohan spent 13 years in London covering real estate and real assets credit across the UK, Western and Southern Europe. Most recently, he was a portfolio manager for Cheyne Capital, a US$6bn alternative real estate debt fund, where he ran the structured credit and mezzanine debt funding solutions. Rohan started his career with the European Real Estate Finance and Securitisation team at Credit Suisse focusing on structuring and executing Commercial Mortgage-Backed Securities.
Rohan obtained a Bachelor’s degree in Business from Franklin and Marshal College Pennsylvania and Master’s in Finance degree from The London Business School.
PJ is a Senior Associate at CapitaLand Investment (CLI), helping to build CLI's Private Credit Platform. In his role he analyzes and executes private credit investment across APAC.
Prior to joining CLI, PJ worked at Credit Suisse Singapore where he was responsible for execution of investment banking transactions in the real estate sector including M&A, equity and debt capital markets deals across Southeast Asia. Before transferring to the Singapore Office, he worked in the Leveraged Finance team in Credit Suisse's London office, providing financing solutions to clients in the EMEA high yield space.
PJ holds Bachelor of Science degree in Accounting & Finance from the University of Warwick.
Evan is an Investment Associate at Madigan Capital, with a focus on real estate private credit investments across Australia & New Zealand.
Prior to joining Madigan, he worked in the Quantitative Structuring team at the Commonwealth Bank of Australia’s Global Markets division, with other roles across Macquarie Capital and JP Morgan. Before entering the finance industry, he was an architect designing commercial and residential buildings across APAC. Evan is a member of the ANREV Young Professionals Working Group.
Evan holds a Master of Commerce from the University of Sydney and a Bachelor of Architecture from the University of New South Wales.
Marcus Lee is an Associate in the Real Estate Finance team within ING Australia’s Wholesale Banking Division.
In his role, Marcus connects with various institutional real estate investors and assists with their debt and various banking needs.
Prior to joining ING, Marcus has worked in Commonwealth Bank of Australia, KPMG and PwC. He holds a Chartered Accountants qualification from CA ANZ where he is a member of the Young Chartered Accountants Panel in New South Wales, Australia. He also holds the Financial Risk Manager certificate administered by the Global Association of Risk Professionals.
